70X30 Rustin Barn which dates back to the early 1800’s
Bridal Cottage
15 rectangular tables with mahogany chairs for use at reception
Caterers station complete with sink and refrigerator

Large outside patio
Fire pit area

Contract Details:

This Old Barn will provide the following amenities:

70X30 Rustin Barn which dates back to the early 1800’s
Bridal Cottage
15 rectangle country tables (7 ten foot tables that seat 10 people, 7 twelve foot tables that seat 12 people, and 1 five foot sweetheart table for 2) with 150 mahogany resin chairs to use at reception
White chairs for ceremony, 150 total
Caterers station complete with sink and refrigerator
Men’s and Women’s restrooms, handicap accessible
Large outside patio
Fire pit area
Whiskey barrel cocktail tables
Parking with attendants
Dumpster for trash

Cancellation Policy:

If This Old Barn is unable to fulfill this obligation for any reason under this contract, the entire deposit will be refunded. In the event of cancellation by the couple, one-half of the deposit will be refunded. If This Old Barn is able to rebook another wedding on that date, the entire deposit will be refunded.

Final Payment and Damage Deposit:

Final payment in full will be due two (2) weeks prior to the Wedding Day. At that time, a refundable damage deposit of $500.00 will also be due, as well as proof of wedding liability insurance. The damage deposit will be returned to the couple within two (2) weeks of the event once the property has been inspected for any potential damage during the event.

We understand that we are responsible for the actions of ourselves and our guests while attending our event at This Old Barn.

We will obtain wedding liability insurance and provide proof of that insurance no later than two weeks prior to the Wedding Day. When selecting liability insurance, please be sure cancellation insurance is included, as well as host liquor liability insurance. Please include This Old Barn, LLC as an additional insured party. Please have your coverage period include the three days you are at the barn which will cover setup and cleanup days as well as the event day.

We understand we can access the barn the day before our wedding, at no cost, to set up. We understand we can come the morning after the event, at no cost, to take down décor. In the rare event there is a function the day after your wedding, This Old Barn will notify you well in advance and help with taking down the décor the evening of the wedding.

We are responsible for scheduling a caterer or providing our own food service and will return the venue to the condition in which it was found. If not left clean and in the condition it was found prior to the event, we understand will be charged an additional cleaning fee of $100.00.

We understand that This Old Barn does not permit smoking of any kind inside the building. If there is evidence of any smoking inside the building, there will be a $200.00 cleaning fee charged. Smoking of cigarettes, or e-cigarettes, and marijuana is permitted outdoors in the designated smoking area.

We understand the use of fire burning candles is not permitted. The use of battery operated candles is allowed.

We understand we are in a barn in the middle of a field. This Old Barn cannot guarantee a critter free/bug free event. While, This Old Barn does hire professionals to spray for mosquitoes and ticks and takes pest control very seriously, they cannot guarantee a critter free/bug free event.

We understand we are not to remove or move any rocks from the landscaping, and the bench seating at the ceremony site must not be moved.

We understand that we must choose a biodegradable, natural product for the flower girl and the bride and groom’s farewell.

We understand that any damages to the property and/or equipment will result in an additional charge which will be deducted from the damage deposit and/or added to the final bill.

We understand we are responsible to provide our own officiant to perform the wedding ceremony.

This Old Barn does not provide food. We understand we must provide our own caterer or food truck(s) for food service. The name and contact information of our food provider will be given to owners when determination is made. Owners will contact vendor to discuss venue layout and setup prior to Wedding Day. Please be sure to request the caterer pick up all food from tables as the end of service and empty all trash receptacles and discard in dumpster on property provided by This Old Barn. There shall be no food or beverages left inside the barn at the end of your wedding event.

This Old Barn does not provide or sell alcohol. We understand we may only have alcohol served by the exclusive licensed vendor provided by This Old Barn, a fee which will be our responsibility. Wedding guests are not permitted to bring in or consume their own alcohol. No minors under the age of 21 may be served alcohol. Alcohol service cannot exceed five hours. A soft closing must be conducted 30 minutes prior to the closing of the event. By serving alcohol at our event, we assume responsibility for any damages, injury, etc. due to consumption.

We understand that we are responsible to ensure the venue is left in the same condition in which it was found. We will remove all of the decorations and props at the end of our booking period. Any excessive cleaning required will result in an additional cleaning fee.

We understand This Old Barn will have a few staff personnel on-site periodically during the event. The staff will be responsible to set up your ceremony chairs (not the ceremony site décor), assist with parking your guests, provide fire wood, start/tend fire (weather permitting), and check the restrooms (trash and restock). This Old Barn staff ARE NOT wedding planners/day of coordinators. If you have not hired a professional, please be sure to designate someone.

We understand we will have 5 hours for the wedding event and the event must end by 10PM.
